Update on the pre-submission public hearing for the proposed Hampton Ship Yard Marina and Restaurant redevelopment on 3,5,7 Carter Lane & 415 Montauk Hwy in East Quogue.

 

After reviewing the plan documents and hearing the developer’s presentation at the recent Southampton Planning Board meeting, the Board of the East Quogue Civic Association has serious concerns about the project.

 Here is a list of items the Civic Association Board has identified as problematic:

 

The general size of this project and the influx of traffic it will bring is inappropriate for the residential neighborhood on Carter Lane.  Permitting commercial development on this scale directly adjacent to private homes will have a negative impact on residents’ property values and quality of life.

 

The proposed development would greatly expand the level of boat traffic coming up Weesuck Creek, increasing fuel discharge and noise pollution, which poses an immediate risk of danger to the water quality and the many waterfowl that live there.

 

The proposed project will compound the problems of the hazardous intersection of Montauk and Carter Lane.  By building a parking lot for 93 cars, the plan vastly expands the traffic entering and exiting Carter Lane. This proposed development will seriously add to the safety risk on our town’s main thoroughfare.

 

The noise from the restaurant and expanded marina operation (which will include heavy equipment to move boats in and out of storage) will have an adverse effect on the surrounding residential neighborhood.  The intensity of the proposed development means the noise will be from multiple sources and nearly constant, day and night.

The sound of the rack and roll high density boat storage moving dozens of boats around in an aluminum building will be very loud and heard from several streets away.

The proposed marina would include pickle ball courts located inside a metal building which would reverberate and generate additional excessive noise.

There is a significant amount of noise that is generated from a typical restaurant with outdoor seating and music. A restaurant can stay open late into the night with loud talking and cars going in and out of gravel driveway.

The Southampton Planning Board is accepting public comments on the proposed development from now until February 20th. We urge our members who share the Board’s view to write a letter to the Planning Board expressing your opposition to the proposal.
